Am I eligible for a Help to Buy - Wales shared equity loan?

Does Help to Buy - Wales apply to anyone living in Wales?

Yes, the Help to Buy - Wales shared equity loans are available to all people looking to purchase a home in Wales who meet our eligibility criteria. England and Scotland have their own shared equity loan products for new build properties (costing up to £600,000 and £400,000 respectively).

Is Help to Buy - Wales only for first-time buyers?

No, as well as first-time buyers a Help to Buy - Wales shared equity loan can be used by people who have an existing home and are looking to move. However, the property must be your residential home and cannot be used as a buy-to-let property.

Can I buy a property regardless of my salary?

Help to Buy (Wales) Ltd will carry out an assessment of an application by a potential Help to Buy - Wales buyer to ensure that they are in a position to afford the shared equity loan and a conventional repayment mortgage for their proposed purchase. This protects tax payers' investment in the Help to Buy - Wales home.

In addition, you must have access to a deposit (usually 5% of the purchase price).

Can I only buy a new-build property with Help to Buy - Wales?

Yes, the shared equity loan applies only to new-build properties up to the value of £300,000.

How much deposit do I need?

You will need to contribute a deposit (usually 5% of the full purchase price). Your deposit and mortgage combined must total at least 80% of the full purchase price. Help to Buy (Wales) Ltd will provide the remaining funds via the shared equity loan, which will be up to a maximum of 20% of the full purchase price.

If you are in receipt of a gifted deposit you must declare it.

A gifted deposit from a developer is not a cash deposit and, therefore, you would need to provide at least 4% of your own cash in addition to the incentive being offered.  If you are in receipt of a personal deposit from a family member, we will require confirmation that the person gifting you the deposit will have no interest in the property.


At what point do I start paying back the Help to Buy - Wales shared equity loan?

The shared equity loan needs to be repaid within 25 years. However, you are free to pay off the shared equity loan at any point within that period.

When do I have to start paying fees/interest on the shared equity loan?

An immediate administration fee of £1 per month is charged on the shared equity loan. Thereafter, interest of 1.75% will be charged in year six, with the interest increasing every year after that, based on the Retail Prices Index plus 1%.

Do the interest/fees count towards paying back the shared equity loan?

No, the equity loan fee does not count towards paying off the shared equity loan.

No, there is no restriction on the number of rooms. However, there is a restriction on the value of the property, which is up to £300,000.

By using Help to Buy - Wales, will I own 100% of the property?

No, Help to Buy (Wales) Ltd will own up to 20% of your property (depending on the size of your shared equity loan) up until the point you pay off the shared equity loan.

What happens when I want to sell the property?

Assuming you took out a Help to Buy - Wales shared equity loan on 20% of your home you would receive 80% of the value of the property (covering the mortgage and your original cash deposit) while the remaining 20% would be paid back to Help to Buy (Wales) Ltd.
